Mulk haqida

Riga Waterfront is a large-scale master-planned urban development located in Andrejsala, along the Daugava riverfront in Riga. Unlike traditional residential projects, it is designed as a fully integrated waterfront district, combining residential, commercial, hospitality, and public infrastructure within a unified long-term development strategy. The project represents one of the most ambitious real estate initiatives in the Baltics, positioned to transform a former industrial port zone into a modern urban destination.

The development is led by Eagle Hills, founded by Mohamed Alabbar, the entrepreneur behind Emaar Properties and globally recognized projects such as the Burj Khalifa. With decades of experience across more than a dozen international markets, the developer applies a master-developer model, focusing on large-scale urban regeneration rather than isolated residential buildings. In the case of Riga, the vision is to unlock the city’s underutilized waterfront potential and establish a new benchmark for modern living environments.

From a structural perspective, Riga Waterfront spans approximately 55 hectares of land and 5 kilometers of riverfront, with long-term plans to deliver thousands of residential units alongside hotels, offices, retail spaces, and public areas. The project is being developed in phases, with multiple residential buildings already launched, including Courtyard Residences, Club Residences, Plaza Residences, and Park Residences. Each of these buildings is positioned differently within the overall masterplan, offering varied residential concepts ranging from courtyard-focused family living to lifestyle-oriented and waterfront-facing apartments.

The first phase of development is already active, with several residential buildings under construction and key infrastructure elements progressing in parallel. A central component of the masterplan is the redevelopment of the historic power station into a multifunctional destination known as “The Powerhouse,” which will serve as a focal point for retail, gastronomy, events, and community activity. This integration of heritage architecture with modern development reinforces the project’s positioning as a district-level transformation rather than a standalone residential offering.

Architecturally, Riga Waterfront incorporates international and local design expertise, with masterplanning and building design involving multiple architectural studios. The development emphasizes urban connectivity, waterfront accessibility, and mixed-use integration, creating a layered environment where residential, commercial, and public spaces coexist within a coherent framework. This approach is aligned with global waterfront redevelopment models seen in major cities, adapted to Riga’s scale and market dynamics.

From an investment perspective, Riga Waterfront represents a long-term capital appreciation opportunity driven by urban transformation. Unlike established districts where value is based on scarcity and historical positioning, the investment logic here is tied to the gradual maturation of the entire district. Early-stage entry typically offers exposure to future infrastructure development, increasing demand, and rising land value as the project progresses through its phases.

The location in Andrejsala is a key differentiator. As a former port and industrial zone directly adjacent to Riga’s city centre, it offers a rare combination of central positioning and large-scale development capacity. Waterfront land in Riga is inherently limited, and Andrejsala represents one of the last opportunities for comprehensive redevelopment at this scale. As the district evolves, it is expected to transition into a premium waterfront destination with residential, lifestyle, and commercial significance.

In the context of Latvia’s residency-by-investment framework, properties within Riga Waterfront may be relevant for buyers exploring real estate-linked residence permits. However, eligibility depends on individual unit value, valuation compliance, and transaction structure rather than the project as a whole. As with all Latvian property investments, residency qualification must be assessed on a case-by-case basis.

Strategically, Riga Waterfront should be positioned as a city-defining masterplan development with long-term growth potential, institutional-level backing, and limited comparable supply within the local market. It is not a short-term investment product but a multi-phase urban transformation project, best suited for investors who understand development cycles and are seeking exposure to one of Riga’s most important future districts.
